Arrival and car parking

Type of parking available: Parking is pre-paid for one vehicle at the Dart Marina and the property is 8-10 minutes walk. [0.4m].

Ferry Access

Dartmouth is situated across the river and access, from Dartmouth to Kingswear is by ferry. The distance is 0.7m across the river.

Beacon Road – Access

Beacon Road itself is a restricted road [narrowest point is 77 inches across – 1.95 metres] and a cul de sac. Only very small cars can access the road. We therefore recommend you park at Darthaven Marina  [see above] using the pre-paid facility, and walk to the property.

Beacon Road is a narrow street; after a level entrance it dips first down and then upwards.  

There is space for parking and to unload both at the car park, and outside the property itself. Parking is close to the wall to allow vehicles to pass, on a steepish hill.

Riversea Cottage

Doors to the Property.

There are three doors into the property, one via the wooden Coach-doors – with stairs up the three floors to the living area at top – or via the main terrace that enters onto the second floor. The main terrace has two entrance doors – one a wooden door via the front terrace, and the second French-doors via the rear terrace.

Terrace Access

This is via the gated entrance with decorative metalwork gate. Look for the round slate sign with “Riversea Cottage”.

The first step off the road is c 15 cms in height onto a step 73 cms wide by 1.01mestres [m] length. The second step through the gate is 15 cms in height. The width of the gateway is 86 cms wide, but 73 cms with the gate included.

Main entrance

Steps to Terrace

Once through the gate there is a small level area, 86 cms wide and 1.52m in length. From here, parallel to the road, 15 steps ascend upwards to a further mezzanine level area, 1.14m x 1.09m.

The width of the stairs is reduced by the handrail to 1.01 cms wide.

From the mezzanine area, and turning to the right, there are then a further 2 steps upto the first terrace – these are 1.06m wide. All the treads are approx. 15 cms high.

The width of the main terrace is 4.57m wide by 5.84m long. From this terrace [to the right] leads off further steps [see below] to the higher terrace. There is a wooden dining table and chairs set plus two pots with plants.

Winding around the back of the main terrace and property, to the left, is a rear passage way – some 6.47m in length, and 1.32m wide, which leads to the main entrance, a wooden front door with letterbox. This has it’s own step 61 cms wide, 15 cms high.

The wooden front door itself is 76 cms wide and of standard height. The keyhole height is 1.19m from the floor up.

The outer passageway then continues on, and around, to the rear terrace – this is a further 6.73m long with a width of 1.27m. At the junction there is a step down of 15 cms to the rear terrace area. The rear terrace area is 4.06m by 4.06m, with a further step up to the glazed French doors into the property; these French doors are 1.47m wide and standard height. The step up to them is 50 cms wide and approx. and 15 cms high.

The key safe is situated in the middle of the rear cream wall. There is a shed in the corner, and border plants by the front railings.

Within the blue shed [two doors opening] is contained garden furniture, collapsible chairs, and parasols.

Higher Terrace

The higher terrace leads off the main terrace and runs across the length of the whole back of the property, varying in size from its narrowest point of 1.27m to its widest point at 3.32m.

This is accessed by 10 steps with a 16.5 cms tread, and at 94 cms wide. The width between the metal fence and the stone border wall onto the terrace is 91 cms. There is NO handrail.

Access via Coach doors [ground floor]

The Coach-doors leading into the garage are 1.32m wide and 2.05m high. The step upto and over the sill is approx. 14 cms high from the ground level to the sill.

Interior stairs are to the right, curving up to the next three levels [see below]: the staircase itself is 94 cms wide,[ less with bannister rail]: two steps lead up before two further steps turn again, at approx. 1.32m in.

The motorised garage door is 2.21m wide and 1.98m high; the ground rises at access level and so headroom is reduced.

The garage area is 7.72m x 4.05m approximately.

Main Hallway [second floor]

The hallway is 70 inches wide: from this there are 7 doors off in total: two exit doors [wooden front door and french-doors], and four bedroom and bathroom doors. An additional door gives access to the first floor stairs [12] which lead down to a bedroom and bathroom. 

The stairs to the top living area [13 steps] are also accessed off the hallway. These stairs are 2.36m wide, 2.03m with handrail excluded.

The flooring is wood laminate throughout, unless stated otherwise.

The hallway contains a hall cabinet [H80 x W124 x D42cm], plus a small round table with lamp. There is good space between the furniture but once the door to the lower floor is opened there is some restriction of the passage way.

Door to main bedroom, 76 cms wide, standard height; [area of bedroom 3.23m x 5.52m].

Door to adjacent bathroom, 71 cms wide, standard height; [bathroom area, 2.38m x 3.10m].

Second bedroom door, width 81 cms, standard height; [bedroom area, 3.71m x 3.15m].

Third bedroom, [door width 31 inches, standard height; bedroom area 2.40m x 3.24m]. This is a small bedroom with limited space around bed.

Bathroom: has two doors – one from hall, and the other into the main bedroom. Second door 71 cms wide, standard height.

The bath is large with no grab rails or handles fitted. Flooring is wood laminate.

Lower Floor [First Floor]

From the main hallway: take the door [76 cms wide] down to the first floor, down a covered stairway, 76 cms wide with 12 stairs. This turns onto a landing 1.27m wide. There is a door down to the garage at the base of the stairs [12 steps] and the area between this door and the last tread of the staircase is 81 cms x 1.01m. When the door is open this area is restricted.   

From the landing access can be gained to the bathroom [door width 89 cms, area of bathroom3.42m x 2.97m]. There is a shower, 89 cms x 1.14 cms long of standard height frame, with a two-door opening.

The shower is large with no grab rails or handles fitted. Flooring is lino.

Also off the hallway [length 2.74m x 1.27m wide] is the fourth bedroom [area 4.34m x 4.33m]. This is accessed by two half-glazed French doors 1.01m wide.

Upstairs to Main Living Area [Top or Third Floor]

Stairs upto living area from main hallway: 7 to mezzanine area: then, re-tracing, a further 6 to top floor area. Width of stairwell 86 cms: 76 cms excluding handrail. The small landing area at top is 1.75m x 1.19m wide.

The living area itself is 8.47m x 4.02m with an additional study 2.30m x 3.18m wide, and a WC -  1.42m wide by 2.05m long. There is plenty of space between the furniture in the living and study area.

The kitchen is 3.40m x 3m in size.  

The top floor is laminate wood, including the kitchen, while the study is carpeted, and the WC has a beach pebble effect lino floor

Kitchen

The kitchen is accessed through a space which is 1.06m between tall cupboards [left] and worktop [right]. The interior floor space of the kitchen is2.18m x 2.43m: including work top 3.86m x 3.45m.

The worktop height is standard and the built-in oven is set at middle height with a microwave above. 

The fridge freezer is situated to the right hand side of the oven: fridge above [medium-high], and freezer below [3 drawers] - low.

Crockery [plates, bowls, china] are stored in the wide drawers – Low. Cutlery and cooking implements, pots and pans are also stored in the drawer, as well as some electrical equipment, including a mixer, cooking scales and toaster.

Mugs and glasses are situated [high] in cupboards to the left and right of the extractor fan above the hob.

Other Equipment

Washing machine, tumble dryer and chest freezer are stored in the garage.

The hoover is stored in the top floor WC.

The iron, hair-dryer and airer are in the middle cupboard of the main bedroom on the second floor

Wifi is kept secure in kitchen. TV/DVD and handsets are in the media cabinet.

Description

Overview

This beautiful luxury property is the perfect indulgence for up to seven adults. This large multi level property boasts four large bedrooms with two bathrooms and an extra toilet and and wash basin on the same floor as the living room and kitchen. Riversea offers the most amazing sea views from the majority of the rooms and a wonderful private terrace which runs along the back of the property in an elevated position to take maximum advantage of the views and superb for alfresco dining. Please note that this property is for over 12's only due to health and safety with windows on a high level.

Ideally situated close to the River Dart, the views from Riversea are breathtaking. Whether its the turquoise sea with its array of boats or admiring the castle and Dartmouth views, this property allows you to just simply relax and enjoy the splendours. Everything is on your doorstep and conveniently situated. It is a short walk to the Lower Ferry which takes you directly to Dartmouth either on foot or by car. In Kingswear, there is a Marina, an excellent local shop, pubs and Kingswear station for the historic steam train to Paignton.

Kingswear is one of the most sought after villages in South Devon, sitting on the banks of the River Dart at the river’s mouth opposite the town of Dartmouth. The village is a 'Mecca' to the sailing community, being a superb natural harbour with numerous marinas and deep-water moorings and being the home of the Royal Dart Yacht Club, hosts of the annual Royal Regatta.

Upper level

Enter and stairs to:

A modern, stylish well equipped and spacious with induction hob,oven, microwave, kettle, toaster, dishwasher, fridge and freezer.

Dining: There is a glass topped dining table with upholstered chairs

Lounge: The lounge area has a comfortable array of sofa's, a coffee table and foot stool, large flat screen TV with console unit underneath with WiFi and Sky, two small tables and shelving units with ornaments. There is also an additional toilet and wash basin on the same level.

Snug: nautical themed room with sofa and storage units.  

Entrance Level

Enter via French doors with large chest of drawers and lovely hardwood floors.

Bedroom 1: King size bed, wardrobe/cabinets along corner wall, 2 bedside tables, a upholstered chair. River Views.

Bedroom 2: King size bed, freestanding metal wardrobe rack, bedside table, River Views.

Bedroom 3: Single bed, freestanding coat rack, bedside table, garden and sea views.

Large Bathroom: With access from hallway and Bedroom 1, corner bath, bidet, toilet, sink with storage, towel rail and river views.

 

Ground Floor

Stairs down to french doors into;

Bedroom 4: King size bed,2 bedside tables, chest of drawers, freestanding wardrobe rack.

Bathroom: Large corner shower, low level toilet, large L shaped storage unit with a built in sink.

 

Basement

Stairs down to garage where the washing machine and tumble dryer are situated.

Outside: Landscaped garden with 2 sun loungers and a large wooden table and chairs for 6 people. There is a further raised patio space up steps leading to the upper patio with amazing river and sea views, Please note that due to the multi levels there are several steps.

Parking: Car parking is provided at the Dart Haven marina, which is a 10 minute walk to the property. 

Security Deposit: This property has a refundable Accidental Damage Deposit of £250, which is payable to Blueriver Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

IMPORTANT- Please note that Riversea is located in a restricted area with a narrow road only suitable for very small vehicles, therefore we recommend that you park and walk from Dart Haven to the property. Also be aware that this property may not be suitable for anyone with mobility issues as the property is accessed up many concrete steps, is multi level and has many stairs inside the property.  See Access Guide Riversea March 2019 in Property Admin Documents
